HOME SELLERS: A PLAN THAT WORKS!!

1.    Hire a professional!  Don’t try to do it alone in today’s market.  Buyers are now savvier than ever therefore you need a Realtor looking out for your best interests and negotiations.
2.    Realtors have access to countless hundreds of websites that you as a home-owner do not. Most buyers find their home on the internet; a good listing agent will make sure your home is visible to as many buyers as possible.
3.    Properly prepare your home!  De-clutter, organize, clean, and make any necessary repairs or upgrades in order to show off your ‘prize property!’ Your Realtor can help you with professional must-do items.  Remember this market holds no room for thin skin, therefore if your Realtor tells you ‘it’ has to go or you need to clean ‘it’----get moving!!
4.    A picture is worth a thousand words!  Check your home photos after your Realtor posts them.  Make sure they are bright and vibrant showing attention to detail and numerous angles so that a buyer feels as though they are touring the home first hand!

Facebook, Making My Real Estate Business FUN!

As an individual I will admit that I am a lover of social media, so as Realtor the the same sentiment finds its way into my Business Plan.  I absolutely enjoy sharing, liking, posting and the like with my clients, friends, colleagues and local or potential residents.  

Here are a few tidbits about Facebook in my Real Estate world:

1.  I post and share my new Real Estate listings.  Of course my sellers are appreciative but additionally most people enjoy looking at homes for sale for many reasons.  Some want to know the local market, while others want to check out decorating or renovation ideas.  

2.  I share Real Estate market information.  I try not to overload my feed because I certainly don't want any "unlikes" as a result of TMI. However, I do keep in mind that my followers see me as a local professional and so I can only assume they do want to know what's going on in their local and national housing markets.

3.  I inform my followers about top news stories.  If something big is happening in my region I make sure I post about it.  I want my followers to be in the know if something is happening around us so I try to stay on top of the top local news and weather info.

4.  I share FUN info!!  I like posting a happy stories, recipes or area events and happenings.  I don't want to be boring, I want to be relevant to my followers.  So much of everyone's day is all business and Facebook is a place where we get to take off our board room suits, work uniforms, etc and relax.

5.  I highlight home tips and stories on my page.  I am constantly reading about home decor and renovations, property value improvements, landscape ideas, etc. Therefore if I see an interesting story or idea I will share the blog post or article with my followers.  

6.  I post client closings (with permission).  Nothing is more exciting as a Realtor than to have journeyed all the way with a buyer or seller to a successful closing table! Therefore,  I love sharing their expressions of happiness as they 'move-in' or 'move-on!'
